Renting in Alberta: Legal Requirements
In Alberta, the Residential Tenancies Act (RTA) applies to most people who rent the place where they live. Our generator helps you create a contract that covers the essential terms required by Alberta law.
Key Alberta Lease Regulations:
- Security Deposits: In Alberta, the maximum security deposit a landlord can ask for is one month's rent. It cannot be increased even if the rent goes up.
- Inspection Reports: Landlords and tenants must complete a move-in and move-out inspection report for the landlord to be able to make a claim against the security deposit for damages.
- Rent Increases: Rent can only be increased if at least one year (365 days) has passed since the tenant moved in or since the last rent increase.
- Notice Periods: For a periodic monthly tenancy, a tenant must give one month's notice, while a landlord must typically give three months' notice.
