In New Zealand, residential tenancies are governed by the Residential Tenancies Act 1986 and its 2020 amendments. Both landlords and tenants have specific rights and responsibilities to ensure a fair renting environment.
Key NZ Compliance Points:
- The Bond: Landlords can ask for up to 4 weeks' rent as a bond. This must be lodged with Tenancy Services within 23 working days of receiving it.
- Rent in Advance: A landlord can ask for up to 2 weeks' rent in advance.
- Healthy Homes Standards: Landlords must provide a statement of compliance with Healthy Homes standards (heating, insulation, ventilation, moisture ingress, and draught stopping).
